At Glocal our transparent fee structure is specially designed with landlords in mind. We do not charge you VAT. We don't charge any any add-ons or renewal fees because we think they're unfair. Making sure landlords are happy is really important to us. Our tenant finder service ‘Let Only’ and our property management service ‘Fully Management’ are completely unique.
Our Let Only service benefits landlords who'd like our knowledge and expertise in quickly finding quality tenants but who would like to manage the property day to day themselves.
The Fully Management service is designed to take care of everything and relieves landlords from the commitments associated with being a full time landlord.

Let Only – 75% (NO VAT) of the first months rent.
- Advising as to the likely rental income.
- Advertising and generally marketing the Property.
- Completing full references on all new Tenants.
- Taking and retaining a deposit from the Tenant until the end of the Tenancy.
- (Monthly rental will be paid direct to the Landlord by the Tenant).
- Informing Utility companies of change in the occupiers
- We do not co-ordinate Check Out
Full Management – At 8% PCM (NO VAT)
50% (No vat) of the first months rent. This fee is payable upon the first day of the commencement of the tenancy. Commission on Management thereafter at 8% (NO VAT) of the gross rental collected for the duration of the tenancy agreement or any extension thereafter. As Let Only, plus:
For our Fully Management service, there is a ONE-OFF set up fee of £100 NO VAT payable on the very first let. Thereafter you will only be charged the Management fee - no matter how many times we need to re-let your property over time.
50% (No vat) of the first months rent. This fee is payable upon the first day of the commencement of the tenancy. Commission on Management thereafter at 8% (NO VAT) of the gross rental collected for the duration of the tenancy agreement or any extension thereafter. As Let Only, plus:
- Collection of Rental and payment to the Landlord’s nominated bank account (fees deducted monthly)
- Regular inspections of the Property whilst Tenanted
- Co-ordination of repair or maintenance access
- Making payments on behalf of the Landlord (including service charge and ground rent payments)
- Co-ordination of the Check Out procedure
For our Fully Management service, there is a ONE-OFF set up fee of £100 NO VAT payable on the very first let. Thereafter you will only be charged the Management fee - no matter how many times we need to re-let your property over time.
